Selling Your Own Home


Selling your own house can be a daunting task. If you have already made your decision I would still be very happy to assist you in any way I can. Probably the biggest drawback to selling on your own is lack of preparation. Successfully marketing your own property usually takes more than just sticking a sign on the lawn and running an ad in the local newspaper.

Six steps to selling your own house

1. Getting yourself ready: Usually the most overlooked aspect of selling your own "home". You have to keep emotions out of the process. Remember this is a business transaction and you must have already made the decision to "let go". You can never sell your "home" but you can sell your house. 

2. Pricing: Before you 'stick the sign on the lawn' you need to do your homework. Find out what other houses in the area have sold for, know what other houses are listed for and how they compare to yours and know what the current market conditions are ( is it a Buyer's market or a Seller's market ? ). Even if you have made the decision to try and sell yourself I would be more than pleased to help you with this step.

3. Getting the house ready: What should you fix and what shouldn't you fix ? FIX EVERYTHING ! You would be surprised how little things that are wrong can affect a potential Buyer's offer.

4. Marketing: Exposure Exposure Exposure ! if you want to sell your house people need to know it is for sale. In todays market that means more than an "ad in the paper". According to statistics approximately 80% of all Buyers now start their home search on the internet. Remember also that most motivated Buyer's are probably working with a Realtor®.

5. The Offer: This is where most For Sale By Owners lose thousands of dollars by not knowing the right information. You need to know how to handle the offer and any conditions that may be in the offer, deposits, know who is responsible for what, making disclosures, arranging inspections etc.

6. Closing the Deal: This is usually a three step process - firming up the offer, closing ( usually handled by a lawyer after all papers have been signed ) and possession. Never give possession prior to closing.
